The Background.

Strategic Acquisitions is a privately-owned, single-family residence operating platform focused on acquiring, renovating, leasing, selling and managing quality investment properties in Southern California. They have bought and sold over 11,000 properties totaling over $2 billion in transactions. My husband works for this company and was presented with a problem to solve with the resale of their properties. 


The Current Problems

Once a home acquired, it is evaluated and one of two options occurs: 1) The home was purchased from the bank and the company believes that they can quickly resell the property as is and make a return fast. Or 2) The home will need a renovation and then be sold to make a return. 

Every day Strategic holds on to a property it cost them anywhere from $150-$500 a day to manage that home. With hundreds of opportunities a month, the company can either gain or loss a lot of money. So the faster the home is sold as is or renovated to sell, the less money they spend and hopefully receive a larger return on investment.
